Dynamic FM Secures Expanded Building Fabric & Maintenance Contract with Housing 21

Dynamic FM have successfully resecuring of the Building Fabric & Maintenance contract with Housing 21, a leading provider of retirement and extra care housing for older people. This renewed contract spans six years, further cementing our valued partnership with Housing 21.

The scope of works under this contract has been expanded to include roofing maintenance, a significant enhancement that reflects our growing capabilities and Housing 21’s trust in Dynamic FM to deliver comprehensive, reliable services for their 1,432 properties.

Contract Overview

This Building Fabric & Maintenance contract, operating under the National Housing Federation Schedule of Rates and the NHF Form of Contract 2011 (PPP/PPV) Version (Rev3:2015), ensures the maintenance, repair, and improvement of Housing 21’s properties, allowing them to meet their repairing obligations as a landlord.

The contract covers a range of property types, including:

• Tenanted properties
• Internal and external common areas, such as garages, bin stores, and refuse chambers
• Sheltered housing properties (Retirement Living and Extra Care)
• Supported housing properties
• Other tenures

With the inclusion of roofing maintenance, this contract will play an even more critical role in ensuring the safety, comfort, and longevity of Housing 21’s extensive portfolio.

Scope of Works

Dynamic FM will deliver a wide range of services under this contract, including:

• Responsive Maintenance: Prompt repairs and maintenance to keep properties safe and functional, including mutual exchange gas and electric tests.
• Out of Hours Emergency Works: 24/7 emergency response to address urgent maintenance needs.
• General Building Works: Comprehensive services across trades, including roofing, joinery, drainage, fencing, plumbing, heating, gas, and electrical works.

These services extend to both internal and external areas, ensuring that Housing 21’s properties are maintained to the highest standards for all residents, from sheltered housing schemes to retirement and extra care living.
